Facility/Property – Located on 65 acres, the facility is a commercial building with all of the required conditional use permits in order.
The facility currently has 13 stalls with room for an additional 3 stalls. Additionally, three paddocks and a round pen are available.
The indoor clear span riding arena is 150’ x 75’ and is insulated. It includes a 90,000 BTU heater and ceiling fans and is illuminated with commercial lighting. The arena is groomed and watered (with an automatic timed sprinkler system) routinely. Due to the high use of the arena, the washed sand footing and base in the arena are evaluated yearly and maintenance (i.e., blading with a road grader, adding sand) is performed. There is a wireless PA system installed in the indoor arena.
A portion of the facility is heated and includes the classroom/lounge with a viewing window onto the indoor arena. Also heated is the tack room, hot water wash stall for the horses, and handicapped accessible bathroom including American with Disability Act fixtures throughout. The classroom is equipped with an overhead power projection screen, wireless internet, TV with VCR and DVD.
The outdoor complex includes a 230’ x 120’ washed sand arena and a 200’ x 80’ warm-up arena. Both arenas are engineered (surveyed, graded, crowned, and capped) for maximum use regardless of weather (the arena effectively drains following heavy rains). Lights, electrical power, and water are available to these arenas.
A schooling cross country course was completed in spring of 2009. Currently, there are jumps, ditches, and water crossings for schooling. Varying terrain completes the schooling course which is adequate for schooling beginner novice to novice levels.
Also, a full course of stadium jumps are anticipated to be completed in the fall of 2009.
